Highlights of the Abbey Road Governing Docs

Most of the topics listed here have a reference number to the governing documents for Abbey Road, either the Master Deed or the Declaration of Trust. These can be found on the Peacock Properties, (our management company). These are pretty weighty documents. Some Abbey Road owners may diligently choose to read them. Others may not. For the latter group, we present here an accurate, but somewhat light-hearted, version plus a little more.

 

Ageism:  Each unit must have one occupant who is at least 55 years old. MD6.1(A)

Architectural Integrity:  “Architectural integrity of the buildings and units shall be preserved without modification.” No awnings, banners, or antennas. What we do have is great architecture and beautiful gardens. MD6.1(D)

 

Ask the Trustees:  There are situations that require approval from the Trustees. These include anything you wish to add to the outside of your unit, such as a screen door or handrails on the front steps. MD 6.1 (D)

Barbecues:  Rules on where you can and cannot use grills. MD6.1(P)

Courtyard Hospitality:  Guests are welcome. The courtyard is available for owners and their guests. There is a gas  fire pit and a gas grill for your use. Please turn the gas tank off when you are finished; If you notice that the gas tank seems low, contact Trustees.

 

Dogs, Cats and Reptiles: You can have up to two dogs, or two cats, or one of each. No other type of animal, is allowed, especially no reptiles, and no animal over 75 pounds. MD6.1(G)

 

Elevators: Approximately half of our units You are responsible for servicing your own. Look for the list of suggested service providers under Repair and Maintenance.

 

Minutes:  The approved minutes for Abbey Road Trustee meetings are posted on the Peacock Properties online portal under Documents (Trustee Meeting Minutes).

 

Neighborhood:  Abbey Road is an 18-unit over 55 community located adjacent to 24-unit Woodhaven, which is subsidized (senior housing) and Leland Farms, a 17-unit (mixed-age) condominium community.

 

Parking: Spaces for guests are marked. Open to all guests, if the car will be parked more than a few days, please notify a Trustee. MD6.1(T)

Peacock:  There is a separate page about our management company, Peacock Properties and its on-line portal. Click to find instructions on opening an account and communicating with them as necessary. However, if you discover a problem like a loose paving stone or burned out outdoor light bulb, you should contact a Trustee. You will also find various documents of interest, including appliance manuals, trustee meeting minutes and governing documents on the portal.

 

Permanent Changes:  You must seek approval from Trustees before making any permanent outside changes even on your porch. MD6.1(D)

 

Porches: We all like to use our front porches. They are a good place for chairs, flowers, feeding hummingbirds. The rules (MD 6.3A 1) say we are responsible for shoveling them, but the snow removal contract we have includes shoveling our porches and front walks. 

 

Smoking: No smoking, not even outside. MD 6.1(H).

 

Snow Removal: We are blessed to have driveways, sidewalks and porches all shoveled and plowed for us. Isn’t that why you live in a condo in New England?

 

Trustees:  There are five of your neighbors who were elected to be Trustees for a three-year term. You can share ideas, ask questions, and generally communicate with them in person or at this address: abbeyroadsherborntrustees2@googlegroups.com

 

Trash and Recycling:  You can go to Town Hall and get a sticker for your car and go to the Transfer Station yourself. Or you can look for the recommended service provider list on this website and arrange to have your trash picked up each Thursday, sorted for recycling.

 

Windmills and Solar Panels: No, not allowed. MD 6.1 (M)

 

Window Washing: Done by owners. Look under suggested service providers in the Contents.
